If you are shopping for a new fifth wheel in Dallas, Fort Worth, Plano, Frisco, McKinney, Arlington, Denton, or anywhere in the greater DFW area, this RV inspection case study is for you.

I recently completed a pre-purchase RV inspection in the Dallas–Fort Worth area on a brand-new 2026 Forest River Flagstaff 374BH bunkhouse fifth wheel. Never camped in. Fresh off the lot. Brand new.

The big question we always ask is simple: Is it cozy or is it crazy?

The RV: 2026 Forest River Flagstaff 374BH

This inspection involved a 2026 Forest River Flagstaff 374BH, a family bunkhouse fifth wheel built by Forest River. The 374BH is closely related to the Rockwood 374BH. If you place the two floorplans side by side, they are nearly identical.

One thing I consistently explain during Dallas RV inspections is this: it is not accurate to say “all Forest River is bad” or “all Forest River is good.” Large manufacturers have multiple divisions and product lines. Quality can vary even within the same brand family.

When I arrived for this Dallas RV inspection, technicians on site were surprised someone ordered a third-party inspection on a Flagstaff. The assumption was that it is a strong brand and therefore does not need inspection.

Brand reputation does not replace a professional pre-purchase RV inspection in Dallas, Texas.

Water Heater Still Winterized – Possible Incomplete PDI

Before beginning a full RV inspection in Dallas or Fort Worth, I always perform a preliminary systems check. I want to make sure I do not damage anything while testing.

Right away, I noticed the water heater was still winterized and the anode rod was not installed.

This typically indicates one of two scenarios. Either the dealership has not completed its Pre-Delivery Inspection (PDI), or the dealership performed a partial PDI but did not run water through the plumbing system.

As a certified RV inspector serving Dallas–Fort Worth and surrounding North Texas communities, I strongly recommend dealerships complete their PDI before a buyer hires an independent inspector. If something catastrophic is wrong with the RV, it is better discovered before the buyer pays for a third-party inspection.

In this case, I installed the anode rod, took the water heater out of bypass, and continued with the inspection.

Roof Inspection in Dallas – Mostly Excellent with Two Concerns

Roof inspections are critical in Texas. Between heavy rain, high winds, extreme heat, and hailstorms common in Dallas and Fort Worth, roof integrity matters.

When I climbed onto the roof of this 2026 Flagstaff 374BH, I was initially impressed. The sealant application was clean and professionally applied. For a brand-new fifth wheel, it looked solid.

However, two concerns stood out.

First, there was sealant separation around the skylight. This is a common issue in some RVs where the self-leveling sealant does not adhere properly.

Second, I noticed visible depressions in the roof membrane that resembled footprints. They were not dirt and they were not mine. They were impressions in the actual roofing material.

My speculation is that the roof membrane may have still been curing at the factory when someone walked across it.

Hopefully this is cosmetic only. However, as part of a professional RV inspection in Dallas, I document conditions like this carefully. If roof separation or membrane issues occur later, documentation can help prove the condition existed at manufacture rather than being caused by the owner.

Propane Cylinder Leak – Major Safety Concern

The most serious issue discovered during this Dallas RV inspection was a propane cylinder leak.

While performing exterior testing, I heard a faint hissing sound. I had already completed a propane leak-down test and found no pressure drop in the system. However, I could hear the sound and smell propane.

After tracing the source, I discovered the propane cylinder itself was leaking. This type of leak will not show up on a standard propane leak-down test because the regulator valve isolates the system.

The cylinder was removed immediately and replaced by the dealership.

A leaking propane tank is a serious safety hazard. This is exactly why buyers in Dallas, Fort Worth, Plano, Frisco, Arlington, and surrounding DFW cities should hire an insured RV inspector before closing on a new or used RV.

Interior Findings – Cosmetic Issues, Plumbing Leak, Electrical Concern

Inside the RV, there were minor scratches and dings. This is common on nearly every new fifth wheel inspected in Dallas and North Texas. Transport, dealer movement, and setup frequently create minor cosmetic imperfections.

More importantly, I found a leak under the kitchen sink on the drain side. This is extremely common in new RVs.

The way I test for this during an RV inspection in Dallas is simple. I fill the sink completely and then drain it rapidly while inspecting underneath. Under light casual use, these leaks may drip slowly and go unnoticed. Over time, that slow drip can damage cabinetry, subflooring, and lead to mold growth.

If you are purchasing a fifth wheel or travel trailer in Dallas, Fort Worth, or anywhere in Texas, make sure your inspector stress-tests the plumbing system.

This unit was also prepped for a washer and dryer. However, the 120-volt receptacle was not GFCI protected. Electrical safety standards generally require GFCI protection in areas where moisture exposure is possible. If a leak occurs and the outlet is not protected, there is increased risk of electrical shock.

This is typically an easy fix, but it is an important safety consideration during a pre-purchase RV inspection.

Furnace Temperature Imbalance

The furnace operated properly near the unit, but when measuring temperature in the rear bunkhouse, there was approximately a 40-degree spread from front to back.

Possible causes include crushed ducting, disconnected ducting, excessive bends in flexible ducts, or simple design limitations due to the length of the fifth wheel. In many Dallas-area RV inspections, I have found completely disconnected furnace ducts or undersized ducting that restricts airflow.

In this case, the imbalance was borderline acceptable, but the buyer should be aware that the rear bunkhouse may consistently be cooler than the main living area.

Final Assessment – Cozy or Crazy?

Overall, this 2026 Forest River Flagstaff 374BH was better than average for a brand-new fifth wheel. However, even a well-regarded brand had multiple issues that justified a professional RV inspection in Dallas, Texas.

These included incomplete PDI indicators, roof membrane concerns, a leaking propane cylinder, a plumbing leak, an electrical safety issue, and furnace airflow imbalance.

None of these were deal killers. But every one of them supports the value of hiring a certified RV inspector before purchasing a new or used RV in Dallas–Fort Worth.
